What is the Hill in Seal Beach? The Hill is located North of Pacific Coast Highway and west of Seal Beach Blvd. The standard lot is 50 x 100, some lots are larger. Built in the 1950’s in four tracts. Square footage of homes varies from 1100 and up. The Newport Inglewood fault runs throughout the Hill. Lots higher on the Hill have some views and the homes that back to Gum Grove Park seem to have more value.

One of the people that help me with gas prices mentioned that he saw the two stations at Seal Beach Blvd and Westminster had actually dropped their prices this week.  Earlier both the Chevron and Union 76 stations showed $2.53 for the premium gas.  Thursday the price was $2.49.

Fantastic!

We’re not sure that this is the start of a new trend, but it is refreshing.

www.dqnews.com published their February statistics several days ago.  The format that I like is the one that shows the number of single family homes sold, the median price, and the median price per square foot. 

Seal Beach real estate showed for February :

9 single family homes sold, with a median price of $803,000.  This is a 0.3% drop from one year ago.

The median sales price is $467 / square foot.

By comparison, condominiums increased 2.5% in their median price.

I’ve been saying for a while now that Seal Beach real estate is holding its value well.  Everything has slipped, certainly, but not as dramatically as other neighborhoods.  Anytime would be a good time to buy.
