The strandI have many of my clients asking me if it is a good time to buy or sell real estate today in Seal Beach. I always tell them if you don’t have to sell don’t, but if you do have to sell it is a great time. There are not to many properties on the market in Seal Beach right now or any where else for that matter. There are a lot of buyers out there trying to purchase to get the lower interest rates. As a mater of fact I have not seen interest rates this low ever since I started in Real Estate in 1979..

I would say sell,  especially if you have a unusual property, or you just really need to sell;   it is the best time to sell and there are multiple offers on almost everything.

If you need a “Free Market Evaluation” please give me a call.  I have sold a few homes this year with out even using the multiple listing service.  So if you want to sell confidentially let me help you.

Come and enjoy the day at the Seal Beach car show. I love to walk up main street and look at all of the vintage cars. I am even sponsoring a trophy this year for best modified 55-57. There will be music, food and fun all day and I think it is one of the best times in town. I’m sure I will see you there.

Real Estate Market Today

Hope you had a Merry Christmas and a Happy New Years! Do you want to know what is happening in the Real Estate Market in December 2012.   Click on this link to find out:  http://pathale.housingtrendsenewsletter.com/   Please give me a call and let me know if I can be of any help to you for any of your Real Estate needs.

This is just a reminder that the Belmont Shore car show is fast arriving.  Mark September 7 on your calendar.  This’ll be a great time to see vintage cars (vintage in this case is pre-1975) on display along 2nd Street.

See you there!

According to www.dqnews.com, July sales in California were up more than 12% from June and also up more than 12% from one year ago.  Increased foreclosure resales account for the increase. Here are some statistics for our local area.

In Seal Beach the median sales price was $842K, down 1.5% from one year ago. The average per square foot was $316, unusually low.

For comparison purposes, in the Belmont Shore (we used zip code 90803) the median sales price was $707K, down over 40% from one year ago. The average per square foot was $592.

To see a list of available homes in Seal Beach, Sunset Beach, Belmont Shore, and the general area be sure to visit my website at www.pathaleonline.com.

See! I told you I would add more information about this car show.  Neither of us expected to be within minutes.

http://www.baycityrodders.com/belmontshorecarshow.htm is a website that has more information about the show.  It also has registration forms and information for those that have the cars that can be exhibited.  I suppose my 1971 Datsun won’t qualify (just kidding).

I’m a REALTOR and focus on Seal Beach, Sunset Beach, Naples, and surround coastal communities. If you’re interested in any of those areas there are great properties available.  You can visit my website at www.pathaleonline.com.

Although I spend much of my time with Seal Beach real estate, Belmont Shore and Naples have much to offer.  I read a blog post from a Long Beach REALTOR and I wanted to share one of things he mentioned.

According to his statistics, the Belmont Shore / Naples area has just a tad less than 5 months of real estate inventory on hand.   That is better than most communities.  These communities are experiencing a “seller’s market” because they have less than 6 months inventory.

If you’re interested in seeing any of the 100+ properties in Belmont Shore / Naples, let me know.  I can show you whichever ones you would like to see.
