They are making another episode of Dexter on Mothers Beach this morning in Long Beach.  I have watched this show a few times and I think it is scary.  I had a friend tell me that her daughter really likes it and tries to follow where they a filming.  I hope she see this.  Let me know what you think of Dexter?

The strandI have many of my clients asking me if it is a good time to buy or sell real estate today in Seal Beach. I always tell them if you don’t have to sell don’t, but if you do have to sell it is a great time. There are not to many properties on the market in Seal Beach right now or any where else for that matter. There are a lot of buyers out there trying to purchase to get the lower interest rates. As a mater of fact I have not seen interest rates this low ever since I started in Real Estate in 1979..

I would say sell,  especially if you have a unusual property, or you just really need to sell;   it is the best time to sell and there are multiple offers on almost everything.

DQNEWS ( www.dqnews.com ) released its February sales results.  By sales, we mean the number of transactions.  February sales were down about 1% from January but up over 40% from February one year ago.  Southland sales were up over the previous year for the eighth consecutive month – primarily due to foreclosure transactions.

In Seal Beach (zip code 90740), the median sales price was $708K, down almost 12% from February one year ago.   The average price per square foot was $514 – up from the previous month’s $375.  Seal Beach’s average was the fourth highest in Orange (1 zip code in Laguna Beach and 2 zip codes in Newport Beach were higher).

The adjoining area of Belmont Shore (zip code 90803) had a median sales price of $550K, down over 45% from one year ago.  The average per square foot was $464 – this compares to last month’s $438.
