River Beach Townhomes in Seal Beach are located West of 1st street and North of Marina Drive. There are about 80 town homes built in the early 1980’s. They are two and three bedrooms and 2.5 baths between 1400-1750 square feet. These are the nicest and pretty much the only town homes in this area. They have a pretty low association fee and are within walking distance to the beach, some even have views of the Ocean or River.

What is the Hill in Seal Beach? The Hill is located North of Pacific Coast Highway and west of Seal Beach Blvd. The standard lot is 50 x 100, some lots are larger. Built in the 1950’s in four tracts. Square footage of homes varies from 1100 and up. The Newport Inglewood fault runs throughout the Hill. Lots higher on the Hill have some views and the homes that back to Gum Grove Park seem to have more value.

What is the Gold Coast? It is ocean front property on the North side of the Pier in Seal Beach. The lots vary in width and are considered three lots deep. The lot closest to the ocean can not have a structure built upon it. A pool or tennis court may be built on the lot closest to the water. These lots are the most expensive in Old Town and most homes along this stretch of beach are over the million dollar range.

Here is some information on Old Town in Seal Beach regarding lot size and location.  Old Town is South of Pacific Coast Highway, West of Seal Beach Blvd and East of 1st Street.  It is a mix of Residential, Residential Income and Commercial Properties.   Lot sizes vary, but some averages may be quoted.  The average long lot is 25 X 117.5.  Ocean Avenue lots on the street side area are approximately 25 X 110′.  Lots on the east side of Electric Avenue are about 25 X 100 for 13th, 14th, 15th and 16th.  There are 30′ and 35′ wide lots on Seal Way and they are less than 100′ long.  37.5′ wide lots may constitute a lot and a half depending on the length.  On a 37.5″ lot the part of building you might be able to build higher than the 25′ limit.  Please consult with the Planning Department.

Here is some information on Bridgeport located in Seal Beach CA.  There are approximately 175 homes with CC&R’s, but no association fees at this time.  It is East of 1st Street, N. of Marina Drive and West of PCH.  Lot size are generally 37.5 X 880.  Certain lots are zoned for one story homes and other two story homes with 25 foot height limits. They are considered Patio homes that share a courtyard wall and are zero lot lines.  The older homes were built in the late 1960’s.  They range in square feet from 1299 to 1720.  All have alley access and two car attached garages.  All have interior private patios.  There a few custom homes on Electric Avenue and Schooner Way that  were built in the late 1970’s.  They all have alley access with 2-3 garages.  They range in square feet from 1550 to 3400.  These lots are one and two story specific lots.  Bridgeport is built on landfill.  Schooner Park is located in Bridgeport.
